Foreigners can own condo units under so-called freehold, as long as no more than 49% of a building's units are foreign-owned. Direct ownership of villas and land isn't possible for foreigners, this is usually structured through a long-term leasehold or a company structure instead. I'm happy to explain which applies to the property you're interested in.
Many buyers purchase entirely remotely. After your inquiry, I discuss the right property with you, you receive all documents digitally, and my partner on site guides you through the contract, payment and handover.
Usually a deposit is due on signing, followed by instalments tied to construction progress. The exact structure varies by project, my partner on site lays out the payment plan transparently before you buy.
On top of the purchase price there are usually transfer fees, stamp duty or specific business tax, and sometimes legal fees, typically in the low single-digit percentage range. The exact amount depends on the property and ownership structure, I'm happy to work this out for your specific property.
Yes, many buyers also use their property in Thailand as an investment. For several properties there's even an optional rental management service on site that handles guests, cleaning and bookings.
I only work with a partner on the ground whose projects I've reviewed myself. That said, as with any investment abroad: inform yourself well, read contracts carefully, and bring in an independent lawyer if needed, I can put you in touch with one on request.
An independent local lawyer is strongly recommended for a property purchase in Thailand, especially for contracts and title checks. I can put you in touch with someone trustworthy if you'd like.
Both are possible. Many buyers visit the property in person beforehand, but there are also buyers who purchase entirely remotely, based on videos, photos and a power of attorney. I'm happy to advise on what makes more sense for your situation.
